Sales

From Contract to closing, we coordinate with all parties to make sure the home buying process is smooth and seamless. We work well with first time home buyers as we keep them in the loop with emailed documents and settlement statements. At settlement, there are no surprises as everyone has already had an opportunity to review the settlement sheet and ask questions BEFORE settlement.

As the title company, we research the title to the property to make sure there are no title defects or matters that would affect the merchantability of the title. We obtain payoff amounts for open mortgages, releases on prior unreleased mortgages, payment amounts for any Homeowner Associations, Condominiums, Front Foot Benefits or assessments, and ground rents. We verify that any water, sewer or local ordinance violations are paid and current. We provide a binder to the lender to detail what needs to be done for settlement. We draft documents for transfer and the settlement sheet. We coordinate settlement. We order and review the survey. We conduct the settlement, payoff mortgages, pay open water, sewer, tax or assessment charges. We record the Deed and Deed of Trust with land records. We provide a copy of all documents to the buyer and send the originals to the lender. We then follow up with the lenders that we paid off to get releases and then record those releases.

Refinances

We perform a similar title search and examination. We obtain mortgage payoff amounts and again release any unreleased mortgages. We prepare a binder for the lender and schedule settlement with the borrowers and the lender. We conduct settlement, payoff mortgages, record documents and provide copies for the borrower and original documents for the lender.

As Aegis Title Group, LLC is attorney owned and operated, we are able to provide real estate related legal services. We draft contracts of sale, deeds, mortgages, leases and other real estate documents, through our affiliated law firm, O'Herlihy Law.
